4th month wholesaling recap

Today marks my 4th month full-time real estate wholesaler after quitting engineering, wanted to share the full month recap.

New leads: 217 from cold calling and ppl Offers made: 30 Contracts signed: 9 Deals closed: 5 Markets: OH, AL, IN, FL

Birmingham, AL Under contract for: $5k
Sold for: $12k ARV: 65k needs total $13k to be rent ready Was the toughest deal to dispo I don’t do much of these price points

Orlando, FL “Been following up for 3 months” Under contract for: $120k Sold for: $140k Closed in 10 days Hedge bought it.

2 boring deals in Dayton, OH and Cleveland, OH

Started seeing consistent results once I started putting minimum 6 hours daily talking to sellers.

Scaling up is the move. Will get more leads and a friend is gonna help closing more deals.

Once I finalize the current flip I’m doing I’ll do PPCs and dominate some markets.

Why am I sharing this? For anyone who is not consistent or trying to jump into it, stay consistent with the follow ups, make the business predictable and track your KPIs for every market you do. Add more exit strategies, novation is a winner these days. Too close to close my first novation deal and got 2 more having good traction with.
