Selling city real-estate, to buy rural land.. tips? advice?

thinking of selling a Sydney property to buy a rural property (acreage) We are both work from home, and have no need to suffer the traffic, noise and well, ugly views of city urban living any more. call us tree changers.

what are the things to take into consideration when buying rural acreage, (zones RU1) with regards to things like "building entitlements" We have found a few places with essentially glorified garden sheds that have living spaces inside, but are not considered dwellings, and for weekend use only, but property still has a building entitlement that hasn't been extinguished.

How hard is it to get building approval on a property with a building entitlement?
Fencing, who is responsible for fencing? I have heard if you agist livestock for a tiny fee, or free, the cattle owner is responsible for fencing maintenance. or you can request a carcass occasionally as payment.

Dams and water, some properties have a few dams, some spring fed, and some with creeks and dams flowing through them. any specific issues around water use?

and lastly, Tax implications living rural?

Any advice would be greatly appreciated from a life long city dweller making a big change.

edit for more context:
we are looking at between 20 to 100 acres. any property with existing dwelling is fine, or block with no dwelling but with building entitlement, and build own place is just as good, but existing dwelling is preferred.
