How vital is an estoppel?

Buying a rented apartment. Lease is from nearly 20 years ago. Has been renewed without rent increase every year since then, even after ownership changed hands. I’ll have a few months left of honoring the lease after closing..

The lease is extremely simple, the simplest I’ve ever seen, and even a little shady imo.

The tenant is a nice older lady who I don’t foresee causing any problems.

That being said an estoppel would make me feel confident nothing shitty will happen after taking over.

I found a long page of an estoppel but am considering a very short one that just refers to the lease and says there is no other contracts aside from the original lease, no verbal contracts etc.

Would that be enough?
