LTA: Guidance on Damaged Appliance - Advice Required

My dad has rented an apartment for about 6 years. He was hospitalized in mid-December and has passed away. In late December I gave his landlord 60 days notice and will be paying the rent for January and February.

The landlord is asking for compensation for a damaged microwave/convection combo oven. My dad had a cooking fire mishap in the oven and damaged it fairly significantly. Pictures were shared with me last year showing that it was badly cosmetically damaged on the inside but, as it was still functional and it didn't bother my dad, I told him it would be dealt with when my dad moved out.

I'm conceding that the oven needs to be replaced. The landlord is angling for full retail replacement of the now-discontinued unit, claiming it was about $3k including trim-kit and installation. The LTA states "A tenant must repair or pay for the repair of any damage to the rental property that's not due to normal wear and tear."

With working knowledge of the business world, I believe that the landlord would be owed the value of a working, good-condition unit with six years of depreciation taken into account. Additionally, given the $75k of rental income over the years, I would think that the landlord would own some of the risk, responsibility and replacement costs. But this is all with little-to-no knowledge of the LTA other than running my finger down the page.

My question is this: What is owed for replacement per the LTA?
