Submitting offer to agent
Hey all,
I have inspected a property at 12pm on Saturday and although it's an older style home, it's in a great location with a good sized block.
Asked the agent how he would like the offer sent through and he said by email. I wanted to be first or at least involved in any negations to purchase the property as a first home. I've come to accept for me to purchase a home, I'll likely be overpaying for a subpar house and don't want to mess about. 20 minutes later I sent the offer for the middle of the price guide.
At 3:50pm the agent called and said there's been a few offers (which judging by the turn out and number of investors buying in the area, I believe to be true). So I asked him what's a price I can give you right now to buy it. He replied with 2k more than the top of the range, I verbally said yes and then followed up with an email (at 4:20pm) noting our phone call and increased offer.
I hadn't heard anything and sent a polite text asking when I could expect the owners to get back to me, and that I am happy to chat on Monday.
As I would really like to purchase this property, I am feeling a little anxious.
I have a lot of questions but the main one is; Do you think I have secured the property and what will happen next?
Note: I accept that showing my hand and increasing my offer isn't the best negotiation tactic and showing a keen interest likely resulted in above market (~10-15k more) offer. Getting out of the rental market and having my own home is more valuable to me.
Update:- thanks to all the advice about my situation. I've certainly learnt a lot for my next attempt. I decided to walk away from the property. Since then I have had a conversation with another agent and the market has certainly shifted due to a number of buyers agents and investors flocking to our suburb. If we want to stay we'll need to front up a much higher price (it wasn't a sales pitch from this agent). 3 BDR property was $650k, now that's hitting $700k+ for unrenovated homes. My journey continues as much as I'd like it to have finished haha. Thanks again 😊
