Convince me not to buy this home in Sunbury

Finance and I are looking to buy a home where we can start and grow our family. This listing is at the higher end of our budget but ticks a lot of boxes. However they say when you go into an inspection you should look at all the negatives. What are the negatives? Personally I am a bit iffy about living in Sunbury however a large block size is important to us. Also I am worried about the block being heavily sloped... If anyone has any experience or opinions they'd like to share much appreciated.
